Flexible Pricing Options
The majority of our architectural services are provided for a flat fee and our interior design services for an hourly rate. This allows us to be flexible and base our services on the needs of your project. It also means we have no vested interest in driving up the costs of your project, so you are able to budget for your investment up-front.
Other Services
We also offer bid solicitation, which involves bidding your design to multiple, reputable contractors we trust and construction management services where we remain your representative until construction is complete; both can be structured on a flat fee or hourly rate basis.
We believe you should be able to get more value for your investment and control your design from the start.
The Old Model of Pricing:
Typically when using other methods, you can expect to pay between 10%-16% of the total construction costs for architectural design. This design fee can be explained in one of three ways.
- Design/Build firms often don't do their own design; they subcontract the service and sometimes charge above that fee for their involvement in the process.
- Many architects will calculate their design fee based a percent of your overall budget and cost for construction. However, they frequently don't have a method for calculating construction costs during design. This often leads to the unintended consequence of overdesigning to your budget; resulting in additional design fees.
- Finally, many General Contractors will include a design fee and will recruit an inexpensive and often less experienced designer to control their costs.
