Builder’s Risk Insurance
Buildings are subject to many different risks while under construction. They may catch fire, be damaged by high winds, or fall victim to other forces. The general contractor may be responsible for any losses caused by their own negligence, but the owner is responsible for most other losses. Builder's risk insurance protects the owner against some of these losses.
Class “A” General Contractors
The Commonwealth of Virginia defines Class “A” as a contractor who works on single contracts for $120,000 or more or contracts totaling $750,000 or more over a one-year period (company must have a net worth of at least $45,000). Class “A” contractors are required to have at least 5 years experience.
Construction Documents
Construction Documents are a collection of documents, which illustrate and describe the further development of the Design Development Plans. Construction Documents usually consist of drawings and specifications that describe in detail the quality level of materials, systems, and other requirements for the construction of the project.
Cooktop
A cooktop has burners and the control panel on top; it is designed to drop in to a countertop (countertop is on all sides of the cooktop surface). Cooktops are available in gas or electric. A cooktop does not have an oven attached.
Counter Depth Refrigerator
Refrigerator with reduced depth. A standard countertop is 25” deep. Regular refrigerators are roughly 33” deep including handles while counter depth refrigerators are roughly 28” deep including handles. This allows a counter depth refrigerator to be incorporated in the flow of the kitchen as opposed to a standard refrigerator sticking out.
Design Development Plans
A plan that incorporates changes from the preliminary design plans. Design Development plans usually consist of drawings, elevations, typical construction details, and describe the size and character of the project.

Selections based on price.
Preliminary Design Plans
Preliminary Design Plans consist of drawings and other documents including a site plan, if appropriate, and preliminary building plans, elevations, and may include digital modeling or renderings.
Range
Cooking surface with oven below that has control panel on the vertical section located on the back of the range. Ranges are available in gas or electric.
Rangetop
A rangetop has the burners on top and the control panel on the front. Rangetops slide in between countertop sections (i.e. countertop is only on the sides of the rangetop, not in front and back). Rangetops are available in gas and electric. A rangetop does not have an oven attached.
Rough-in
Portion of construction where plumbing lines, heating and air conditioning vents and electrical wiring is installed before drywall is hung.
Selections
Items selected for your particular project that could include bathroom, bar or kitchen fixtures, lighting fixtures, cabinets, countertops, and appliances.
Slide-In Range
Cooking surface with oven below that has the control panel on the front and typically does not have a vertical panel on back of range. Slide-In Ranges are available in gas or electric.
Specification Sheet
A Specification Sheet is a document, which provides details on plumbing and lighting fixtures, appliances, cabinetry, countertops, flooring and tile choices. Also referred to as a Finish Schedule.
